Fruit Belt Housing Development

The design team developed early conceptual plans for senior, family and young starter homes, utilizing narrow lots in the community. Presentations were made to numerous community groups seeking their comments regarding specific needs, amenities, style and buyer options. This was an evolving process that resulted in designs that meet the specific needs of the community, complementing the scale and character of the existing neighborhood. Future designs will incorporate 50 ft. lots which will open up new and exciting design options.

The design and development of multi-family prototype units was undertaken. An assessment of the suitability of these proposed units was conducted and a series of prototypes for 3-bedroom and 4-bedroom townhouses was developed. The new housing is complimentary to the existing urban neighborhood offering amenities to the residents including attractive, low-maintenance materials such as brick siding, front porches, gable end facades, ample unit storage and on-site parking. The potential to fund construction with DHCR grants through strict adherence to DHCR design guidelines makes these townhomes attractive, affordable and adaptable to the existing historic Fruit Belt neighborhood.
